These Terms & Conditions outline the terms under which Inspec Property provides property inspection services. By booking an inspection with Inspec Property, you agree to these terms.

1. Services Provided

Inspec Property provides property inspection services including, but not limited to:

  • Pre-purchase property inspections

  • Buyer agency inspections

  • Property condition checks

  • Pre-lease and pre-market inspections

  • Routine property inspections

  • Airbnb and short-term rental inspections

The purpose of these inspections is to provide clients with a visual overview of the property's presentation, condition and notable observations at the time of inspection.

Inspec Property does not provide building, pest, structural, electrical, plumbing or compliance inspections.

2. Scope and Limitations

Inspections are visual assessments only and are limited to areas that are accessible and visible at the time of inspection.

Inspec Property will make reasonable efforts to document relevant observations, however:

  • Hidden defects, inaccessible areas or issues not visible during the inspection cannot be reported on.

  • Furniture, personal belongings, stored items or other obstructions may limit visibility.

  • Conditions may change after the inspection has been completed.

  • Reports are based on observations made at the time of attendance only.

Clients should obtain specialist advice where required, including building, pest, electrical, plumbing or other professional inspections.

3. Inspection Access

It is the client's responsibility to ensure access to the property is available at the agreed inspection time.

Where access cannot be provided due to circumstances outside of Inspec Property’s control, additional fees may apply for rescheduling or return visits.

For managed properties, Inspec Property may liaise with selling agents, property managers, hosts or relevant contacts to arrange access.


4. Inspection Reports

Inspection reports will be provided following completion of the inspection.

Reports may include:

  • Written observations

  • Photographs

  • Videos where applicable

  • General comments regarding presentation and condition

Reports are prepared for the client who requested the inspection and should not be altered, reproduced or distributed without permission from Inspec Property.

5. Pricing and Payment

Inspection fees are confirmed at the time of booking and may vary depending on:

  • Property location

  • Property size

  • Inspection type

  • Level of detail required

  • Frequency of inspections

For ongoing professional clients, invoices are issued on a fortnightly basis and payment is due within 14 days of the invoice date unless alternative arrangements have been agreed in writing.

If payment is not received by the due date, Inspec Property reserves the right to:

  • Place future inspection requests on hold until the account has been brought up to date.

  • Decline further inspection requests where outstanding invoices remain unpaid.

  • Review or terminate the client relationship where overdue payments become consistent or ongoing.

Additional fees may apply for:

  • Return visits due to unavailable access

  • Urgent inspection requests

  • Additional services outside the agreed scope

6. Cancellation and Rescheduling

Clients are required to provide as much notice as possible if an inspection needs to be cancelled or rescheduled.

Cancellation fees may apply where:

  • An inspection has been booked and access arrangements have been confirmed.

  • The inspector has attended the property but access was unavailable.

  • Significant preparation or travel has already occurred.


7. Client Responsibilities

Clients are responsible for providing accurate information when booking an inspection, including:

  • Property address

  • Inspection type

  • Required timeframe

  • Relevant contact details

  • Any specific requirements or areas of focus

Clients should advise Inspec Property of any information that may assist with completing the inspection.

8. Agency and Professional Client Accounts

Inspec Property works with buyers agents, real estate agencies, property managers and other professional clients requiring reliable local inspection support.

Professional clients may request inspections through agreed communication methods, including email, text message, WhatsApp or online booking platforms.

Clients are responsible for providing accurate inspection details, including:

  • Property address

  • Inspection type

  • Required timeframe or deadline

  • Settlement date (where applicable)

  • Relevant agent or contact details

  • Any specific requirements or areas of focus

Inspection reports will be provided to the nominated contact person supplied at the time of booking.

For buyers agents and agency clients, each inspection request will be confirmed based on the individual requirements, property location, timeframe and scope of the inspection.

For property managers or clients requiring ongoing routine inspections, pricing may be reviewed based on inspection frequency, number of properties and service locations.

Professional clients may establish an account arrangement with Inspec Property, with invoicing schedules and payment terms confirmed prior to commencement of services.

9. Liability

Inspec Property takes care to provide accurate and detailed inspection reports based on observations made at the time of attendance.

However, Inspec Property is not responsible for:

  • Issues that were not visible or accessible during the inspection.

  • Changes to the property after the inspection date.

  • Decisions made by clients based solely on an inspection report.

Clients acknowledge that an inspection report is intended to provide information and support decision-making, but does not replace specialist advice where required.

10. Photography and Reporting Use

Photographs and videos captured during inspections may include property features, fixtures, fittings and areas of presentation.

Reports and inspection materials remain the property of Inspec Property and are provided for the intended client use only.

11. Privacy

Inspec Property respects client privacy and collects personal information only for the purpose of providing inspection services, communication and administration.

Personal information will not be shared with third parties unless required to provide the service or where legally required.

12. Acceptance of Terms

By submitting a New Client Enquiry Form, requesting an inspection, or engaging Inspec Property’s services, you acknowledge that you have read, understood and agreed to these Terms & Conditions.

New professional clients may be required to confirm acceptance of these Terms & Conditions prior to commencement of services.

By requesting inspection services, clients acknowledge that bookings are subject to availability, invoices are payable in accordance with the agreed payment terms, and additional charges may apply where applicable.
